Pacific Terrace is a subdivision in the desirable Keonekai Heights neighborhood in Kihei above Kamaole Three Beach Park and north Of Keonekai Road. This is not a planned development so there are variety of elegant building styles and not the cookie cutter appearance residences found in some areas. I’d like to let you know something about each of the properties in Pacific Terrace that is sometimes overlooked by real estate agents and it sometimes causes problems with new owners or renters.
Pacific Terrace homes all have covenants which run with the land. There is no association nor are there any dues; each owner is empowered to enforce them as needed.
Over the years some buyers have moved in thinking they can store vehicles on the street, rent out rooms, have outdoor speakers, etc. These situations have resulted in legal actions to convince the more stubborn owners or renters that the covenants exist and are enforced. In all cases, the covenants have won.
The covenants are one big reason Pacific Terrace is a great development to invest in, please be sure that any potential buyers for any homes that may come on the market are aware of this, most will regard it as a plus, some will not.
